This project is the development of a historic building on the King’s Road, Chelsea. The existing building was used for offices. The owner wanted to convert the building for residential use while maintaining the commercial space on the ground floor. The deep plan and extensive existing structure developed into a proposal introducing four new townhouses at first floor level behind the historic building, which was remodelled and converted into luxury apartments. The ground floor contained a commercial retail unit and secure parking for residents.

As the façade formed part of the Royal Hospital Conservation area and the adjacent buildings, The Vestry Hall, and the Chelsea Old Town Hall are both Grade II listed building, monitoring any movement on the Façade proved essential. These buildings date back to the 1920’s and are part of the artistic landscape of the area.

Objectives

Vertical Survey Services’ engineers were tasked with monitoring the retained façade for movement during demolition works and the installation and removal of the significant temporary works system.

Progress and Outcome

A highly sensitive construction project with demolition works is perceived to be more intrusive than a restoration. Upon starting project, Vertical Survey Services’ engineers surveyed the façade with an HDS 6000 scanner to establish initial readings and install primary targets, including control. With the installation of targets to the external and internal facades, we were able to monitor the movement closely with regular visits, paying special attention to periods of demolition.

Through the use of our advanced equipment and reliable methodology, we created a highly accurate profile of the subject area and, with subsequent visits utilising the same equipment, we were able to create comparable datasets. Any variations in the comparisons between the surveys were highlighted on an image by a range of colours, which accompanyed our report. This enabled the user not only to identify instantly where movement had occurred but by presenting the data in this format, it was a simple matter to see how much movement, if any, had occurred.
