Works: Survey control package for building restoration and conversion to residential flats

The former Ministry of Pensions building was built in the early 1920s to accommodate 6,000 staff. During the Second World War the 540ft-long building served as headquarters for the Canadian military and was visited by King George VI. It was later utilised by the Royal Air Force Police, organising protection for all VIP flights, including those of the King, Winston Churchill and Field Marshal Montgomery.

The beautiful transformation of this historic building, combined luxury modern living standards with contemporary yet traditional external features. The development forms part of an overall community revitalisation and consisted out of two phases, one which was the retention of the historic building and second a new-build development offering a range of Suites, and one, two and three-bedroom apartments and penthouses.

Objectives

To maintain and re-in state control for the duration of the project. This package consisted out of the following elements:

• Establish Level and Survey control over all floors.
• Survey As-builts, including drawing reports.
• Spot Check Surveys, including Lift Shafts, Columns, Slabs and Soffits

In addition to this survey package, we were also instructed to carry out numerous miscellaneous survey and engineering activities.

Progress and Outcome

We allocated a specific team of engineers to the project to maintain continuity. This provided the project with stability to avoid costly delays in transferring the control information from one engineer to another. In turn this reduced the time spent on inductions and the possibility of misinterpreting the relay of information.

As this project consisted of multiple phases and areas, it was carried out over a period in excess of 3 years. During this time we were able to build up a superb working relationship with both our clients and the associated package contractors.

This development is representative of numerous schemes of a similar nature that we have successfully undertaken and continue to carry out on behalf of this major building developer.
